The motor in my radon detection system was making the “I’ve got a bad bearing” sound. I called the Guardian since they were on a label on the detector as the installer over 7 years ago. They were out the next day and professionally installed a new motor at a very reasonable price. Highly recommend.

We had a great experience with Guardian. They were professional, punctual, and answered all my questions. I asked them to activate my passive radon reduction system and Chris and Mary Anne were great about setting expectations and giving us the right info upfront. Guardian did an excellent job from the initial proposal from Mike, to the follow-up from Mary Ann, to the communication from Chris, to the actual work performed. Both Mike and Matt did a great job installing the mitigation system from start to finish. They were very clean and the piping/gutter/fan on the outside blends right in. Fantastic all around from responsiveness, quick and clear quote, and expert installation. It was a major plus to have a color-matched downspout option instead of just a plain white PVC pipe on the exterior. Also, they installed a whole home surge protector for a very reasonable price. I was incredibly impressed with all levels of service from Guardian Radon. I reached out to them after hearing noises coming from my radon fan and they were able to come out within the week to inspect it and ultimately replace the fan. Tyler was extremely knowledgeable about the system and answered all of my questions and he and Caleb were pleasant and service was quick and efficient. We did encounter an issue due to the fact the incorrect roof boot was installed by the roofing company, and Tyler provided me all the information needed to pass along to make sure it was fixed to code. They were then able to come out the next week to finish the installation. Wanted to give a shout out too to Mary Ann in the front office for being so lovely and flexible with my schedule. From my initial phone call, the woman that answered the phone was incredibly knowledgeable and thoroughly explained the process. Mike and his team provided exceptional service, I was able to work from home and not miss a beat. They were extremely efficient and professional. Literally a breathe of fresh clean air. Every encounter with the employees of this company has been great. We recently purchased a home that had very high levels of radon, when I called them to get a quote Mary Anne was extremely helpful and informative. We have a gravel crawl space and she explained the whole process including the type of material they used as well as the sealing products. Then when they came out to give the estimate it was very quick and Chris was very informative as well. The day of installation they arrived at 7 am on the dot and were actually quicker than they originally told me. Once they were done the guys that installed the mitigation system they showed me everything they did, how to read the monitor and what issues would sound/look like. There was open communication the entire time and overall I was very happy with their services. I would recommend them to anyone in the area!
During the process of selling our home, we were surprised to receive notice on the radon testing that we would have to mitigate. Our realtor suggested Guardian, and our experience with them was one we’d highly recommend. We’ve had such bad luck with sloppy contractors over the years, but Guardian’s attention to detail is unmatched. They left my home as clean, if not cleaner, than when they arrived, and the mitigation system blends perfectly into the interior and exterior. They arrived on time, early this morning, and were completely finished before 10am. While we weren’t thrilled to have to spend the money, we’re glad we were able to work with Guardian to get what needed to be completed done.
Radon was not on my radar until we tested our levels and saw that they were about 4x over the recommended safe levels (!). After doing a Yelp search, I came across Guardian. From beginning to end, this company was a pleasure to work with, was consultative and, most importantly, fixed our radon issue. Mary Anne patiently and thoroughly answered all of the questions I had and got us scheduled for an in-person quote. Chris showed up promptly at the agreed time of quote, wearing a mask, and again was extremely thorough in explaining how a radon mitigation system works, what to expect on install day and the cost of the job (very fair in our opinion). Everything sounded good and we agreed to have the work done. Mary Anne scheduled us, Chris was on site with the installers on the day the work was done, and everything went according to what was explained in the quote. Everyone wore masks inside on install day the entire time, without being asked to do so. This was a nice and welcome touch of professionalism during a pandemic. The radon mitigation system is very neatly and unobtrusively placed. Both interior and exterior appearance is very tidy and streamlined. Most importantly, our radon levels are now consistently in the HEALTHY range, tracked daily by my Corentium radon detector. If you have radon and need to get it mitigated, go with Guardian.

As a Home inspector and someone that has been in the construction industry for 40+ years it is easy to spot a contractor who does quality work for a reasonable cost. In my own home I have Guardian Radon install a vapor barrier in my crawl space to mitigate moisture issues I was having in the home. Both Matt and Mike were professional, they completed the project in the amount of time quoted and the work was completed in a professional manner, they cleaned up after them selves and they used high quality products in the completion of the task. I would highly recommend Guardian Radon and the work of both Mike and Matt.

I found Guardian in my search for a company to troubleshoot my existing Radon System quickly. My home that was under contract failed a radon test during inspection. When I called, I was helped by Mary Anne who went above and beyond in customer service from beginning to end. Not only did she schedule me in within a couple of days but she also assisted in having my home retested. Mike came out to my home on time as scheduled. Within 5 minutes he knew the issue with my system. Since he had the parts needed in his truck, he was able to repair my system on the same visit. From my first phone call to my mitigation system installation, I had a phenomenal experience with Guardian. The cost of parts and labor was competitively priced when calling around for quotes/info. What really set Guardian apart was the level of customer service. When every other place had first appointments in mid July ( calling in early June ), Guardian made it out to me in 2 days. Additionally, Mary Anne ( phone ) provided me with knowledge and comfort when I first called. Chris ( tech/owner/expert ) came out to do my initial inspection and go over details of mitigation. My search for a radon mitigation company started after I purchased an AirThings electronic radon monitor from Amazon. I was shocked to learn that my radon levels were over 17 pCi/L in the basement and over 5 pCi/L on the 2nd floor! Several times the safe limit of 4pCi/L. Upon further research, I learned that these levels were equivalent to our entire family smoking a pack of cigarettes every day! Then I hired Guardian to mitigate the problem and make the air in our home safe again. I was really pleased with the work that Chris and his team did on-site. All of the work was clean and showed a great attention to detail. Cuts were straight, pipe runs were clean and they left their work areas spotless. The downspout used for venting was color-matched to the other downspouts which makes such a difference in the appearance of the system. Chris’s team was extremely courteous and finished their work very quickly in about 3 hours. The explanation of how the system works was very thorough. The price I was quoted after the walk-thru is the price I paid when the work was done. It was a small price to pay considering the long-term health effects of radon exposure. Working with Mary Anne on the phone in advance was very helpful to understand what to expect for the install and from the system itself. I would highly recommend Guardian and will do so to any of my neighbors.

My wife and I were in need of a radon mitigation firm to take care of our higher than allowed reading that came back on our house. The first company we contacted was Guardian and Maryanne in the office who took our call was very pleasant and knowledgeable filling us in with information for us to get started by setting up a appointment for Chris to come out and survey the house, give us an estimate, what work will be performed and any issues that might arise. When Chris came out he was very knowledgeable explained other issues having to do with radon and its impacts. We had contacted another mitigation company they wanted to know square footage of house, full basement or crawl giving a price without even looking at the house. Yes it was a bit cheaper but I was impressed with Guardian and their professionalism before the work even started. We are selling our 17 year old home with a passive Radon mitigation system. Maryanne was so knowledgeable, explaining Guardian’s service and setting our appointment with Chris to install a fan in our attic. After the installation our pCi/L reading in the basement was 10.2. We had Tyler and Caleb do a recore, and got the reading down to 5.0. . After doing a recore in our concrete crawl space, and a retest, we are now down to 0.6.

On a high from selling my house, i was soon brought down when house failed radon test. Decided to call Guardian best decision I made. I had to have a radon mitigation system installed resulting from a test to sell our home. A trusted service supplier recommended Guardian and I could not be more pleased. They arrived early as they said they would and completed the job in the time estimated. They explained exactly what they would do and why. I asked them to install an electrical switch while here and make another minor unrelated repair. They were happy to oblige. They left the work area neat and clean and before leaving informed my on how to tell the system is working and how often it should be checked. Good people; good work.
This company was immediately responsive, informative and professional, yet also very personable. MaryAnn explained all of the potential options, made recommendations, then reserved final decision making until they were on site. Chris and his team were super thorough about fixing the issue, but were all about making the home safe, not trying to upsell unnecessary services or products – just the kind of business we like to associate with as we share those same values. In the process of selling my home, an elevated radon level was detected. I called around to find the quickest and most efficient way to get the problem resolved and Guardian fit the bill. Higher than average radon levels in your home is never good. With all the radon mitigation companies out there, it can be very challenging knowing who to choose. We had a Radon mitigation system installed by Guardian. I sought 3 different estimates because that’s what they say to do. We chose Guardian after meeting Chris the owner. He was so knowledgable and friendly, our calls were returned within an appropriate timeframe, and gave me better options of where the somewhat intrusive system could be placed without taking up half my basement ceiling where the others didn’t. The day of installation they showed up on time, there were 2 other men with him as he said there would be. They were all very friendly, knowledgable and professional as well. The system was installed without any problems and they cleaned up as he said they would. Cost wise, they are pretty much right in the same ball park if not a little cheaper. Chris made suggestions that could help contain the cost for my budget too. Just an honest guy. I would use Guardian again and would definitely recommend them in the future to my friends and family. I have since moved to a new house and used Guardian again. Even referred them to my mom to use. Still great service!
These are the kind of people you want to do business with! From the first phone call with Maryann to the end of installation, everyone was courteous, kind, and knowledgeable. I called a few companies to come out to give as a quote, based on many suggestions seen from other people in my situation. Guardian happened to be my 4th call after scheduling with 3 other companies. My first encounter with Maryann caused me to cancel my other appointments. She gave me specific details in that first call, including the fact that permits would be needed prior to work being started. I had no clue that would be the case, because no one else mentioned that. First and foremost, THANKS!!!! What a great company. found out from neighbors moving, that they had high radon levels in the house. So we decided to test. Initially came back at 14.8. Holy Cow! Re-tested and came back little lower but not much. I have passed the Guardian truck many times on my way to work. Not thinking I would ever need them. But, thanks to them and their great workers and office staff, we have re-tested and now are below .4!!!!! Wow and thanks to a great company. A radon test was requested while selling my house and I found out I had higher than normal radon levels. I was given 3 recommendations and after talking to Guardian I found the right company. Their price was comparable to the others but their service was incredible. They explained everything step by step. They sent pictures of work done similar to what I needed. They have electricians on staff and ordered the building permit. Everything was completely taken care of. Also since I have already moved 2 hours away I didn’t have to do anything. The house before the mitigation system tested at 29.8 pCi/ L… And after the system, it tested at .3 pCi/L.
(Anything over 4.0 pCi/L needs to be fixed)! Thanks to Guardian were not surrounded by poison anymore!!

Mike and his associate came out and got the job done in a very timely manner. All of the work was done very top end. It looks as good as a radon mitigation system can, and they did an excellent job of keeping everything out of the way. They noticed that one of our outdoor outlets was not working and he offered to fix it at just the cost of the part. They also added in monitors to ensure that the system is functioning, and was very informative as to how everything worked. The price was very competitive also. Mike and his team are very easy to work with, and did a great job keeping everything neat and clean. 10/10 would hire again for any needs.

My experience with Guardian Radon Mitigation was a very positive one.
We were in the process of trying to purchase a home and during the inspection elevated Radon levels were found. I asked around to some of my trusted sources I was referred to Guardian. After speaking with Mary Anne I felt very comfortable that this was the correct company for us. She took care of all the details for me; setting up the time with the current home owners to get the estimate done, forwarding all the documents to everyone that needed them (realtors, lawyers, both sets of home owners), contacting me after we closed on the house to set up the appointment, and scheduling a third party company to come and do the retest after the system was installed. With everything else that was stressful with trying to close on the house, she was a huge help.
The install process went very smoothly. They were prompt and professional and explained the whole process to me as they went. They took the time to make sure the system was in a spot that was out of the way and looked as attractively as it could. After they were finished, they left the area cleaner than when they arrived.
I would definitely recommend using Guardian. If you do, a small tip that may help you out; Pay attention to what shirts Chris and Bob are wearing, unless they were standing next to each other, I was having a tough time keeping track of which one was which.

Several months ago, we reviewed online comparisons of several brands of radon mitigation units, and also researched local radon mitigation companies on BBB, Yelp and Google. We obtained a couple of estimates, and finally chose Guardian Radon Mitigation & Electrical Services in Batavia,IL to install our radon mitigation unit. The technician came out promptly, he was very pleasant and polite. He explained our options with no pressure, and expertly performed the installation. We are 100% satisfied with the product, the technician and the Customer Service in the office. After the installation, we purchased an inexpensive home radon meter at our local hardware store to track our radon levels 24/7. Our average long-term basement radon level has dropped from 8 – 9 down to 1.5 – 1.75. Our short-term radon level is less than 1.0 even in the Winter. We highly recommend Guardian Radon Mitigation & Electrical Services.
I had an amazing experience with Guardian Radon. I searched Yelp and read the amazing reviews and called Mary Anne who is incredibly nice and up front with pricing and basic info I needed to get an estimate. Chris arrived on time for the estimate and was able to do a comprehensive walk through and outlined the price and work details required to get my radon system installed in my Naperville home, new build in 2009. I have a full finished basement and Chris and his team arrived promptly today to install the system and knocked it out in three hours and their work is impeccable, they are clean and extremely professional. I will only refer people to Chris from now on for radon mitigation. What a great experience! Do not go anywhere else – call this company. They matched also the piping with downspout pipe that is exactly the same color of my current clay colored downspouts. My pre system radon readings were done on a $200 handheld Corentium detector and registered between 5 and 9. Will update this with my post 1 week readings soon.

I needed to do something regarding levels of radon affecting my indoor air quality (2nd leading cause of lung cancer) so I went online and got some quotes. Mary Anne at Guardian answered my call and thoroughly explained the process and through pulling up my address in the MLS Database, already knew the details of my house without even asking all the redundant questions about my property! I was impressed and had a good first impression. Within a couple of days, Mike came out to my house for a free consultation and explained to me exactly where he would be installing the fan housing, PVC pipes, and drilling the holes to connect and vent out the air underneath our cement foundation. My sump pump would also be properly sealed. He also explained to me the correct way to do it in regards to industry and IL standards and I was very impressed with his attention-to-detail and straight-forward, “no BS” approach. After a few back and forth emails with additional questions, I was further impressed with the way they addressed my initial concerns (3 or 4 inch wide piping?) and along with them honoring the initial fair + upfront quote given to me during my first phone call, I decided to hire them and booked the installation for the soonest available day. The next week, the owner Chris, along with Mike came out as a team of two to complete the actual job. (One of them is also an electrician.) The whole process went smoothly as Mike was busy with the basement work and Chris was busy with the work on the exterior of my house. A good way to divide things up! The work they did was quite professional and their workmanship exceeded my expectations! (I even noticed Chris using an I-beam level to perfectly balance the quality radon fan they installed on the exterior of the siding and everything was weatherproofed sufficiently with a clear sealer!) The whole job took roughly 5 hours and they cleaned up afterwards. Mike explained to me what to pay attention to down the line, even weatherproofed an old, exterior no-use hole and removed an old aluminum foil tubing connected to that hole. My U-Tube Manometer measured a good amount of suction at 1.75 inch WC. Fast forward 72 hours later and my EPA-approved continuous monitoring device now shows a negligible 0.6 pCi/L radon reading as of Sunday! (well below the EPA’s 4.0 pCi/L action level and the WHO’s 2.7 pCi/L action level) So as I’m writing this….Mission Accomplished is my conclusion. I would definitely recommend Guardian Radon Mitigation to anyone looking for a tight-knit family of professionals who truly get the job done right the first time.

Prompt, knowledgeable, professional. I’ve been wanting to get this done for the past few years but worried about finding a reputable company. My co-worker highly recommended Guardian and I now highly recommend them, too. Mike and Matt were my installation team. The day before installation I discovered my sump pump wasn’t working (sump pump cover needs to be sealed as part of the radon mitigation process) and I was also concerned about some wonky electric wiring in my crawlspace, for an affordable price, they installed a new sump pump and fixed the wiring (Mike is a licensed electrician), the same day they installed the radon mitigation system. I’m very happy with the completed job and have tremendous peace of mind.

My home has historical radon levels in the basement that hovered around 4 pCi/L for years, which was arguably safe for non-living space, but border line. I finally decided it needed to be safer and I reached out to Guardian for help. One phone call and a couple site visits later, all in quick succession, and now there’s effectively no radon anywhere in the house. Very little disruption in the home, Chris and Mary Anne were very easy to work with, and the crew doing the install was careful, professional, and friendly. If you have radon in your house, or don’t know, don’t wait until you’re selling your home to deal with it. It’s a serious health risk that you actually have the means to control.
